1. Construction location: Song Binh commune, Bac Binh district, Binh Thuan province, located 60km from national highway 28B 700m, North-South railway 0.5km, National Highway 1A 10km, Phan Thiet city center about 50km and 60km from Vinh Tan (Tuy Phong) deep-water port.

2. Size: 300 ha.

– Area of industrial land for lease: 207.01 ha

 – Leased land area: 68.39 ha (33% occupancy rate)

 – The area of industrial land has been completed infrastructure and ready for lease: 138.62 ha.

3. Technical infrastructure system: Has been and is being built synchronously, ensuring the standards of a modern industrial park.

– Traffic: The industrial transport plan is arranged in a rectangular form, including a 50-meter wide main line linking from National Highway 28B connecting functional areas, the remaining routes connecting to the main line forming a smooth road system to ensure access to each lot, The total length of internal roads is 17.51 km.

– Electricity: There is already a substation with a capacity of 110KV / 22KV located on the D3 route connected from the line 110 KV Dai Ninh – Phan Rí to Song Binh Industrial Park, this is the power supply for production for the INDUSTRIAL PARK. The total capacity of 02 phases is 126 MVA (period to 2015, capacity 63 MVA; period 2016-2020, capacity 63 MVA); The 22KV power line connecting from station 63 MVA (total capacity of 02 stages is 120 MVA) runs along the roads in the industrial park supplying the factories.

– Water: The construction of a domestic water supply treatment area with a capacity of 30,000 m3/day, combining hdpe D150cm and D100cm pipeline system, access to each plot of land in the industrial park to provide according to the needs of use for secondary investors.

– Communication: The communication system for the industrial park will be paired into the telecommunication network of Binh Thuan province, through the local postal system and arranged to connect to the factory gate in the industrial park.

– Wastewater treatment system: Industrial wastewater and services must be collected to the centralized wastewater treatment system (30,000 m3 day/night) of the industrial park and treated to the A-column standard according to Regulation QC40:2011/BTNMT.

4. Advantages:

 – Flat terrain, stable geology, high bearing strength of land favorable for the construction of industrial works.

 – Located near a large source of titanium ore raw materials (not within the investigation boundaries of titanium minerals, about 12km from the mining area) is favorable for processing transportation.

Luong Son town residential area is 10km away and some neighboring communes will be a major source of human resources for general workers and trained workers for the industrial park.

– Insurance: Bac Binh district in Region IV, applying the minimum wage of the protection zone for employees is VND 2,920,000.

5. Priority shall be given to projects in the investment sectors:

Processing industry: Is the only industrial park with a deep processing industry of titanium minerals with 03 main product groups:

+ Titanium slag, artificial rutin, fine and ultrafine Zircon.

+Pigment (dioxittitan), zircon compounds (such as zircon oxychloride)

+ Porous titanium, metal tian, titanium alloy.

Titanium ore after being extracted from coastal areas of Binh Thuan province such as Bac Binh – Tuy Phong, Luong Son – Bac Binh sub-district, Bac Phan Thiet area, Ham Thuan Nam area, Ham Tan area … to be transported to processing plants in the industrial park to serve the deep processing, produce high economic value products for export and domestic production needs.

6. Land rent: 3.98 – 4.54 USD/m2/year (non-VAT price, varies depending on payment plan);    

7. Charges for infrastructure use, wastewater treatment, water supply, electricity, telephone, internet and environmental sanitation: Under implementation.      

8. Other fees: The investor is entitled to sign off to use other utility services (if any) in the industrial park and pay the fee at the current prescribed fee of the investor or service providers.
